ORONO PLANNING COMMISSION <br />MONDAY, NOVEMBER 15.1999 <br />(#2550 Charles Van Eeckhout, Continued) <br />Kluth commented in his view the density is too high for this area. <br />Chair Hawn staled she would like to see the issues relating to the sewer extension and creek <br />crossing resolved prior to any approval being given on this application. <br />Lindquist stated he wants to see a minimum of one acre zoning for this development. <br />Berg stated the Fire Department will probably question the width of the road and request that it be <br />made wider to insure adequate access for emergency vehicles. <br />Chair Hawn commented that it would be appropriate to table this application at this time to allow <br />the Applicant time to resolve some of these Issues. <br />Weinberger noted that there are no conservation areas planned at this time. <br />Gaffron stated in order for a PRD to be approved, the benefits to the City must be shown, and (hat <br />clustering Is utilized to help reduce infrastructure costs or preserve more open space and providing <br />a larger open area by preserving the wetlands. <br />Stoddard commented he would like to see lower density and more outlets for this development. <br />Stoddard stated he would be In favor of a PRD if more benefits could be demonstrated, such as <br />more outlets. <br />Chair Hawn inquired whether the Applicant would like the Planning Commission to table the <br />application at this time to allow him time to resolve these issues. <br />Van Eeckhout staled he would like the Planning Commission to vote on his application tonight. <br />Gaffron stated if the application is denied, it would proceed to the City Council. If the City Council <br />denies it, at that point the Applicant would need to wait six months before submitting a new <br />application. <br />Van Eeckhout commented he would like the input of the City Council as well on his application. <br />Smith stated the Planning Commission would like to see the Applicant be more fully prepared <br />before proceeding to the City Council, noting that the Planning Commission has provided some good <br />oirection to the Applicant on how to proceed. Smith indicated she would prefer to review the <br />application again after the Applicant has resolved some of these issues. <br />Hawn moved, Lindquist seconded, to recommend denial of Application #2550, Charles <br />Van Eeckhout, 120 Brown Road South, per the submitted materials, noting that there is <br />insufficient information available to the Planning Commission in order to make a <br />responsible decision on the application at this time.
