r <br />6.An existing residence and driveway are located on the property and would remain as <br />a result of die subdivision. The existing structures meet required setbacks as defmed <br />in the Zoning Code. <br />7.Chris Pence, On-Site Systems Manager, has reviewed the septic reports and has <br />approved the septic design indicated two conforming septic sites on each lot. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon either one or more of <br />the findings noted above, the City Council of the City of Orono hereby approves of the preliminary <br />plat for Mike Hilbelink and John Vogt for the property located at 350 Stubbs Bay Road North per <br />the survey dated 6-29-00 (Attached “Exhibit B”), by Mark S. Gronberg of Coffin and Gronberg, Inc., <br />subject to the follovving conditions: <br />1.Outlot A shall be platted 50' wide rather than the 30 ’ proposed to accommodate a road should <br />one be required in the future to provide access to additional lots without direct access to a <br />road. Future use of Outlot A as a road shall require approval by the Orono City Council. <br />2.Outlot A shall be used for driveway purposes only, serving Lots 1 and 2 as drawn on the <br />preliminary plans dated 6-29-00. <br />3.Standard drainage and utility easements shall be dedicated on the final plat 1 O' along exterior <br />property lines and 5' along interior property lines. <br />4.Drainage easements shall be dedicated on the final plat and conservation and flowage <br />easements shall be granted for all C'ry of Orono protected wetlands as identified on the <br />Wetland Inventory Maps. <br />5.Wetlands on the property, but not identified on the Wetland Inventory Maps by the City of <br />Orono, but which are protected under WCA methods shall be subject to a protective <br />covenant filed in the chain of title of the affected property, as an advisory to property owners <br />that the wetland is subject to WCA regulation and/or U.S. Army Corps of Engineers <br />jurisdiction. <br />6.Covenants shall be filed in the chain of title for each lot as an advisory to future property <br />owners that a primary and secondary drainfield sites exist on the property and are protected. <br />Page 2 of7 <br />................... ji n
