A <br />,1 ■ <br />It:*- <br />A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL OF A PLAT AT <br />350 STUBBS BAY ROAD NORTH <br />-FILE NO. 2592 <br />WHEREAS, Mike Hilbelink and John Vogt, having interest in property located at <br />350 Stubbs Bay Road North, on September 26,1997, filed a formal subdivision application with the <br />City for approval of a two lot residential plat of property legally described as: <br />Attached as “Exhibit A”; and <br />WHEREAS, after due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 ct. seq. and the City of Orono’s zoning, platting and on-site septic codes, the Orono <br />Planning Commission held a public hearing on June 19,2000, at which time all persons desiring to <br />be heard concerning this application were given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on July 10,2000, the Orono City Council <br />considered the subdivision application of Mike Hilbelink and John Vogt noting the following <br />findings of fact: <br />1. <br />2. <br />3. <br />4. <br />5. <br />The property is located within the RR-IB Single Family Rural Residendal Zoning <br />District requiring a minimum of 2 acres dry contiguous buildable land within each <br />newly created lot. <br />The property contains 7.32 dry acres, 6.91 wet acres for a 14.23 total acres. <br />The proposed plat contains two lots each meeting or exceeding the minimum lot area <br />requirements for front and back lot standards. <br />The subdivision is a front/back lot subdivision requiring the back lot (Lot 2) to have <br />150% of the lot area for the zoning district. <br />Lot 2 is 524 ’ in width to the rear of the street setback line measured from the west <br />property line and Lot 1 measures 361* in width. The code w'ould require 200' of <br />width. <br />Page 1 of7
