Stormwater Management <br />The proposed stormwater management plan will include construction of a stormwater pond on the <br />southeast portion of the property. The land alteration on the site and for the pond will require a <br />permit from the MCWD. The County has provided prelimina*y plans to the City, however final <br />plans will not be available for review by the City Engineer prior to the Planning Commission <br />meeting. If the Planning Commission recommends approval of the permit request a condition of <br />approval should be a submission of final rate control calculations to be approved by the City <br />Engineer. <br />Height and Size Variances <br />The County has a plan to construct the sand/salt storage facility to exceed the maximum allowed size <br />for an oversized accessory structure on a 6.65 acre lot. The Code permits a 2,400 square foot <br />oversized accessory structure on the property. The proposed building is 70 feet X 112 feet in size, <br />7,840 square feet. The same section of the ordinance permits the total aggregate of all accessory <br />structures on this property to be 4,800 square feet. According to the most recent site plan the total <br />proposed square footage for accessory buildings is only the salt/sand storage facility (7,840 square <br />feet). The site plan indicates the building would be located on the northeast comer of the property. <br />1 he final floor elevation for the structure is proposed to be 944.3' which would be a peak height <br />elevation of 986.3'. The Hennepin County site is located at a much lower elevation than the property <br />that surrounds it. The east peak elevation is 972'. Based on the elevation, the peak of the structure <br />would be approximately 14' higher than the adjacent property.
