t <br />Staff Recommendation <br />A. The property owner of Tract G to be a co-applicant and agree to allowing the property to be <br />replatted if he will remain the owner subsequent to plat approval or documentation of right- <br />of-access for a private road acceptable to the City Attorney shall be submitted. <br />B. Stormw ater calculations should be submitted for review- to ensure the site can treat all runoff. <br />Stormwater w ill flow directly to the Long Lake Creek which flows south directly to Tanager <br />Lake of Lake Minnetonka. <br />C. A grading and erosion control plan shall be submitted for the entire site shall be submitted <br />for additional review, <br />D. The City Council should provide some direction to the applicant regarding the road width <br />variances for Tract G and the conditional use permit for a PRD. <br />The applicant shall be advised the following information is requested to complete the review prior <br />to a final plat application. <br />1. Detailed Grading, Drainage and Erosion Control plans shall be submitted for review as <br />requested by the City Engineer. <br />2. Final plans for sewer and water exlc. -ion, including detailed sanitar\' sewer line profiles, <br />shall be approved by Staff prior to review. <br />3. The Met Council shall approve a MUSA expansion to the site. <br />4. <br />5. <br />6. <br />A drainage area map, storm scw’cr and ponding calculations should be submitted for review <br />and approval by Staff. All ponds shall meet NURP standards the ponds shown in the <br />development may not meet the minimum standards a NURP pond requires. <br />A permit from the Minnehaha Creek Watershed District is required for site land alteration <br />and wetland mitigation. <br />All easement documents for utilities, drainage and conservation land shall be approved by <br />the City Attorney. <br />Final plans for the construction of the roads shall be submitted for review.
