§ 10.52 <br />approach, outlined in Section 10 of the Orono Zoning Ordinance. 1 lovve\ er. applications will be <br />accepted for re/oning requests for any of the following existing /oning districts within the City, <br />consistent with a finding of consistency with the Highway 12 Corridor Slud> and subject to <br />compliance w ith all of the additional requirements established in this section: <br />B-6 I lighway Cotnmereial District <br />I’RD IManned Residential Development <br />R-1A One Family Residential District <br />R-IB One Family Residential District <br />M-6 Multiple Family Planned Residential District <br />Any proposal which requims a modification to zoning or subdivision iei|uirement.s must be done as <br />0 Planned Unit Development. <br />Siibd. 6. Building Design and Con.stniction. In addition to other restrictiotts of this <br />Chapter, the use. construction, alteration or enlargements to any building or structure within the <br />district shall meet the following standards: <br />A. All exterior wall finishes on any building shall be: <br />(a) Face brick, or <br />(b) N.itural stone, or <br />(c) .Specially designed precast concrete units if the surfaces have been <br />integrally treated with an applied decorative materials or texture, or <br />(d) Factory lubricated and finished metal framed panel construction, <br />if the panel materials K* of any of tlu>se noted in items a. b and c above, or glass. <br />|e) Other materials as may be approved by the Council. Combinations <br />of such materials shall K* permitted. <br />B. All subsequent additions and outbuildings constructed after the erection <br />of an original building or buildings shall be constructed of materials comparable to those used in the <br />original construction and sitall be designed in a manner conforming with the original architectural <br />design and general appearance. <br />C. No building or structure of a temporary character, trailer, bxsement. tent <br />or shack shall be constnicted, placed or maintained upon the property except as accessory to and <br />during the construction of pennanent buildings. <br />Subd. 7. Requirement of Development Agreement.
