Elevation, <br />drainage and everything else about the plan v«as the same as <br />in 1974 except that instead of a building of 50,000 sg. ft. <br />in area and 21 ft. height, the net^ pLm called for a 30,000 <br />sg. ft. area and a 25 ft. height. He eocplalned that the <br />drainage problem of the 1974 petition had been corrected by <br />installation of culverts. The Oonmisslon noted that the plan <br />seaned to meet the conditions of the code, van Nest moved, <br />Qithrie seconded, that the Planning Camission reoonmend to <br />the Council approval of the site and building plan of Vai <br />Dale, Ihc. for an industrial addition provided that on review <br />of the plan the metal wall surfaces oonply with code, that <br />all landscaping be included, and that the Village Engineer <br />approve of the drainage. He <br />noted ttet presently the area At hie tract was not natural <br />gzound but conposed chiefly of dredgings from channel areas <br />over the years. He did not want to change the elevation of <br />site but wanted to fill holes to level with the natural <br />^^^ound on the Maxwell Bay side of the property vdiere he <br />said erosion was very substantial. He stated that the east­ <br />ern oontour would be left as is. Concerning the trees to be <br />taken out, he was presently only aware of three but due to <br />the mmerous amount at the site he had not had time to make <br />close inspection of them and possibly more would have to be <br />removed. The applicant was informed that no reconmendatlon <br />could be made regarding his rip xi^ proposal until more com­ <br />plete plans and data were submitted. Curtis moved, Hannah <br />seconded, that the Planning Ccnmission xecatmend to the <br />Council that the removal of trees be allowed and that due to <br />the land of John AUenburg being chiefly oonpoeed of lake <br />dredgings he be given permission to fill in depressions to <br />the natural ground level but not to change any grade of the <br />land and that all the above work be subject to the approval <br />and discretion of the Zoning Akninistrator and the Village <br />Qigineer. He noted that the sewer should be oonstruoted to <br />Village specification so if someday the Village would maintain <br />He stated that an <br />it had been node with Meyzata to serve only six houses <br />at the site. In his opinion, title to the property would have <br />to be by registered land survey with the open area in six part <br />undivided ownership.
