Originally fted Rogers, owner of the parcel, had <br />made applicatim to build on the tract but the Planning Com­ <br />mission reoonmended denial of his permit. Mr. Rogers withdrew <br />the matter before the Oouncil oould act. Mr. Stewart is in­ <br />terested in purchasing this parcel to combine it with his <br />adjacent property so that he could construct a garage. The <br />determination of the buildability of the lot would indicate <br />vdiether it was economically feasible to proceed with his plan <br />as the OMier would probably request waiving the recent sewer <br />assessment on this lot. Member Hannah noted that he would <br />abstain frcm participation with the Planning Omnission due <br />to having an interest in the property. The Oo^AiSsion noted <br />that both lots with houses on them were substandard <br />than 1/2 acre and concurred with the Planning Oonniss: <br />vicusly made. Van Nest moved, Dunlap seconded, that the <br />ning Oomiission reoomnend to the Oouncil that because Tn <br />6 and H, Registered Land Suru^ 269, have been in oomon <br />ship for many years and that Tract G is less than 1/2 acre in <br />a one acre zoning area that the tract be determined not build* <br />able. Motion, (6) - Nays (0) - Abstain (1) Hannadi. <br />Curtis mmd, Hannah seconded, that the Planning Gcmnission <br />^psoonmend to the Oouncil that the Variance Application of <br />MoCaffrey to renoue one tree within 75 ft. of the <br />lakeshoze be approved as sidbadtted as he has many «S- <br />ditional plantings sinoe purchasing the property. Motion, <br />^es (7) - Nays (0). <br />Earl Norwood requested a variance of 5 ft. from the side <br />lot line and 5 ft. frcm the street lot line in order to con­ <br />struct a garage. Presently tlie lot that the garage would be <br />built on is a separate tract from the hcmesite. Altogether <br />Mr. Norwood canes a total of four substandard lots which ad­ <br />join his property, all of which are tax delinquent. In order <br />to ocnbine the lots %dth his hcmesite, Hennepin County would <br />require all delinquent taxes to be paid. Mr. Norwood explainec <br />that this VBS his intention but that even with the combination <br />the variance request would he necessary. He explained that he <br />had renewed the old garage to another location. n»sently it <br />%ms on akids but he intended to use it as storage for cyclcm, <br />boats and sports equ^nent. He explained that if tte garage <br />%ere placed in another location his view from the house would <br />be cut off.
