VHth the walkout <br />facing idle lake, it would be necessary to remove roost of <br />the existing steep bank. The proposed €ddition would add <br />99 sq. ft. of hardoover within the required 75* setback and <br />also grading and removal of some trees. Mr. Boer explained <br />that the only way to excavate would be from the front of <br />the house. The Zoning Administrator felt it could also be <br />done from the side of the house. Mr. Boer felt that by <br />leveling the lake shore bank it would help the erosion pro­ <br />blem. IXmlap felt that precedent could be set by allowance <br />of this so close to the lakeshore and • -v^ferred that if a <br />basement is put in that the walkout be el^iinabed or di­ <br />rected to%«rd the side of the house as this would not re­ <br />quire a different grade to the land than the existing one. <br />®ithrie moved, Curtis seconded, that the Planning Oonmis- <br />sicn reoonmend approval of the application of Ted Boer <br />^'ur 1392 Baldur Park Road if the grading as proposed would <br />improwB present erosion problems and that it be subject to <br />the review and a favorable report of the Village Engineer. <br />Motion, Ayes (7) - Nays (0). <br />Enger Johnson presented his request for division of a <br />^ten acre tract. Parcel 6800, Section 5, into two lots <br />six acres and four acres. Ihe analler parcel with <br />a width of 171 ft. would also require a variance of 29 ft. <br />fEom the 200 ft. Village code. The necessity for the vari­ <br />ance VBS created due to a line of trees which formed a <br />natural boundary between the two lots. Dunlap moved, K2lL- <br />lestad seconded, that the Planning Oenmission reoonmend to <br />Village Council approval of the application of Ehger <br />Johnson as submitted \:qpon payment of the Fade Dedication <br />Pee. Motion, Ayes (7) - Nays (0). <br />Ulmer Oonstructicn Company requested that their property <br />at 70, 130 and 190 Willow Drive North be divided into <br />three lots each two acres. Although the new trunk sewer <br />line goes through the property, the owners are not per­ <br />mitted to hook up becuase of the Long LaJee restrictions <br />on the line and so the zoning is still two acres. Dunlai <br />noted lowlands at the site and examination of the Aerial <br />Watlands Map verified her claim. Dunlap moved, Pesek <br />seconded, that the £^lication of Ulmer Construction Co. <br />be tabled for review by the Village Engineer or that the <br />applicant sulanit a different proposal meeting all zoning <br />requirements or include a variance request with the pro­ <br />pel subdivision.
