Motion, Ayes (7) - Nays (0). <br />PAUL mmR - VARIANCE <br />940 DAKOOA AMSNUE <br />A1 Vliltman requested preliminary approval for subdividing <br />his thirty acre tract at 1540 Sixth Avenue North into <br />four parcels sized 15.5, 6, 5 and 4 acres. Ihe Ocnmission <br />noted that the land was all buildable and dry containing <br />only a tiny spot of wetlands in the 15 crrre tract. Mr. <br />Viiitman asked the OcRiidssiGn to hear his appeal for a <br />waiving of the Paxic Dadioation Fee. He produced a drawing <br />showing that he could ’WLk” the property by dividing it <br />into many building sites but as it was his plan to keep <br />the larg^ tract and give his son another, he should not be <br />penalized as a ocmnBicial developer by paying the Peudc Ce- <br />ioatlon Fee. Hake moved, Pesek seconded, that the Plan­ <br />ning Oomnission reoonnend to the Council that the Prelimi­ <br />nary Subdivision of Al Whitman be approved and that the <br />^pJParic Dedication Fee be paid but ask the Council to oon- <br />^^ider the waiving of tlie Park Dedication Fee for this sub­ <br />division. Although both the proposed lots met the ndnitnun lot <br />size requireroent, one would be too narrow to build upon and <br />maintain the 75 ft. lakeehore setback. Dunlap moved, Redle- <br />stad seconded, that the Planning Conmission reocmnend to the <br />Council denial of the applicatim because one lot would be <br />unbuildable e3Goept within 75 ft. of the shoreline. The Zoning Acbninistrator <br />stated he had forwarded it to the Village Attom^ for his <br />review and preliminary draft. Pesdc moved.
