At the sketch plan review. Planning Commission gave conceptual <br />approval of the division and requested specific changes be made <br />to proposal before preliminary review (see Minutes of October 10, 1978). <br />It is at this stage that the area variance should have been noted as <br />a concern and the applicant made aware of the Planning Commission's <br />reservations before preliminary stage. <br />2. Majority of lot areas in surrounding neighborhood are substandard <br />(review enclosed survey). <br />3. The surrounding neighborhood does not contain another "borderline <br />lot" of two acres. <br />4. There is only one sewer and water unit charge against <br />2695 Shadywood Road. <br />5. .^ouse on lakeshore lot must meet 50' setback from private driveway <br />and 75' from lakeshore.
