This will require <br />a driveway easement through the western lot <br />to serve the east lot. <br />Planning Oonmission indicated conceptual approval <br />of the U>t division with a front and back lot <br />with only the front lot having riparian rights <br />and no construction variances would be granted. <br />WORK SESSION - Mr. and Mrs. Noble and their <br />contractor, Mr. Alexander, were present. <br />It was noted during lengthy discussion that <br />the wetlands had not been taken into considera <br />tion of the lot area variance. It was felt that <br />when tbe wetlands were included the variance <br />would be approximately 70X. Staff will re- <br />estimate the dry buildable area and hardcover <br />calculations. The pond on the property is only <br />a part of a more extensive wetlands, therefore, <br />the reaction of the Conditional Use Permit was <br />not very favorable. <br />The applicant has requested holding tanks. Staff <br />will review the sewer situation in the area in <br />relation to this request. It was also noted that <br />maybe the house was "too ambitious" for this lot <br />The applicant questioned whether a neighboring <br />division met the setbacks. Staff will review <br />the setbacks (McDonald division), however, this <br />application is asking for several variances, <br />some of high percentages. <br />a • <br />Hammerel arrived.
