Flowage and Conservation Easement - These have been designated on <br />the plan by drainage easements along the wetlands. <br />7, Park Dedication Fee - We recommend a single park fee for Lot 2. <br />8. Hennepin County Highway Department - to approve access only, not <br />Involved with drainage. <br />9. MCWD - To report on drainage plans. (The surveyor's report <br />is being sent directly to MCWD.) <br />We recomnend preliminary approval subject to the following conditions: <br />1. Private Driveway Standards: <br />a) 24' wide road - Outlot 50' width (Review Street Profile Plan - <br />Location Station 0 through 2). <br />b) 12' wide road - "Outlot 30' width (Street Profile Plan - Location <br />Station 2 through 7). <br />2. City acquire underlying casement for Outlot A. <br />3. Upon designation of drainageway, City to acquire drainage easement. <br />4, Developer enter into a Conservation & Flowage Easement with City, <br />5. Park Dedication Fee of $100.00 for Lot 2. <br />6.Approve subject to receipt of written approval from Hennepin County <br />Highway Department for access road and MCWD for drainage plans.
