Johnston, 935 Willow Drive South - SUBDIVISION <br />Zoning District RR-lB <br />Area - approximately 15 acres (exclusive of 1.12 acre City parcel) <br />Subdivision - 5 lot plat (if City land not included) <br />6 lot plat (if City land included) <br />Mr. Johnston is in the process of acquiring a 1.12 acre parcel, located <br />at the west end of land peninsula, from the City. The land sale must be <br />completed before the subdivision receives recommendation for preliminary <br />approval from the Planning Commission. If sale is not completed, the <br />preliminary subdivision will consist of five lots. <br />On October 30, 1979, Johnson received final subdivision approval for a <br />two lot plat, Johnston's French Lake. At preliminary approval. Council <br />approved the applicant's request to construct a house on the newly <br />created lot subject to his combining the newly acquired Hendel property <br />to uhe west with the subject property. The combination was requested <br />because the site plan for the new home revealed a substandard west side <br />yard setback. Under no condition would Council grant a setback variance. <br />I have enclosed the resolution approving the plat and a copy of the two <br />lot plat. <br />Review of Current Plat: <br />Plat Road - 1,500 feet in length, access location at Willow approved with <br />previous plat, 50' wide road easement, 20'-22' surface, gravel <br />base construction, must maintain 26' setback from wetland, <br />cul-de-sac 100'. <br />Septic Testing - Testing shall be required for the following lots: <br />Block 1, Lots 1, 2 & 3 <br />Block 2, Lot 1 <br />Block 3, Lot 1 <br />Wetlands -A Conservation and Flowage Easement will be taken oyer all <br />the wetland areas - to include southern French Lake portion. <br />Outlets A, B, & C, all wetland lots, shall be tied into <br />ownership with respective lots on south side of pl'^ . road. <br />-Outlet A with Lot 2 <br />-Outlet B with Lot 3 <br />-Outlet C with Lot 4
