u <br />#556 <br />TO: <br />FROM: <br />DATE: <br />Council and Planning Conunission <br />Jeanne Mabusth, Zoning Administrator <br />June 19, 1980 <br />'SUBJECT: #556 Subdivision - Richard Hawkinson, 4625 West Branch Read <br />The On-Site Manager has advised the Zoning Administrator that he reels <br />it unnecessary to delay preliminary approval of the Hawkinson plat. <br />He notes the testing completed vinder the direction of the agricultural <br />extension division has provided sufficient proof that the designated <br />lot lines on preliminary plans will not have to be realigned because <br />of septic concerns. There is adequate and suitable area for drainfield <br />construction. <br />The Zoning Administrator submits the following recommendation for your <br />review: <br />1. <br />2. <br />Conservation and flowage easement over designated wetland. <br />Road and utility easement over the 25' private driveway corridor <br />length to equal distance of adjacent Moore easement. Applicant <br />to supply metes and bounds description for driveway. <br />3. <br />4. <br />5. <br />Dedication of additional right of way for West Br2Uich Road. <br />Park dedication fee of $200.00 for Lot 2. <br />Before final approval, the following must be submitted for On-Site <br />Manager's review: <br />a) Site plan for Lot 2 designating location of house, driveway, <br />well, primary drainfield, secondary drainfield, and other <br />proposed improvements. <br />b) Test information for alternate drainfield site for existing <br />house on Lot 1. <br />c) Applicant to designate and preserve secondary drainfield site <br />if need for mound system arises. <br />d) Applicant enter into an agreement with the City to affirm the <br />above items (A-C). <br />1 <br />I?: <br />sM
