• • •A _ «.I <br />'s: <br />TMG-Winters oroperty, 4100 Sixth Ave. N, <br />March 18, 1981 <br />page 3 <br />This application was held without review pending: <br />1. receipt of complete septic information. <br />2. resolution of the land ownership and <br />subdivision conflicts. <br />H. On March 18, 1981, Alam P. Olson met with Winter s <br />attorney Fredric Rosenblatt. A new survey was shown <br />that respected the Gehrman and Peters sales but would <br />have recTuired subdivision of parcels 1185, 1525 and <br />1530. See Drawing 8. The situation was explained <br />and the solution outlined. The City would like to <br />see the properties combined and the Winter's residence <br />built without delay. Our Concerns are: <br />I. That there be no overlapping title to any parcel <br />2. That there be no parcel or remainder of less than <br />5 acres <br />3. That no parcel is landlocked <br />Apparently, Winters has not yet closed on any purchase. <br />I. The final property outcome desired is apparently <br />shown on Drawing 9. Because there 4 resulting <br />parcels, and the Hagfors parcel is less than 5 acres, <br />the City platting code requires a formal plat, as <br />TMG and Gehrman have been advised. <br />Because it is in everyones interest to clear up this <br />confusion, and because the original TMG property <br />consists of several separate tax parcels, it may <br />be possible to expedite the formal subdivision process <br />in order to allow Winters to proceed with construction. <br />Winters must combine parcels to gain legal access <br />to his building site. Since parcel 1525 controls <br />all access to the remaining Winters parcels, and <br />since part of parcel 1525 (C 1530) were sold off <br />to Peters, consumation of this subdivision must <br />occur before the remainder can be combined with the <br />other Winter's parcels. And since the Peter's part <br />of parcels 1525 and 1530 is only 4 H acres, this <br />must be combined with the existing Peters residential <br />parcellllO. <br />I <br />The subdivision of parcel 1185 is more complicated <br />because Winters, Gehrman, Peters and Hagfors are <br />all involved. The City would like to see this re <br />solved now too, but it is not absolutely necessary. <br />Development or title transfer of parcel 1185 can <br />continue to be in limbo without affecting the zoning <br />conformity or access to the remaining Winter's property.
