In May, 1978, the City learned of a sale of a <br />portion of parcel 1185 to Robert Gehrman of 4300 <br />Sixth Avenue. This constituted ar unapproved sub <br />division which has never been submitted for City <br />review. Tax records have never been changed. <br />Parcel 1185 still carries one PID number. Drawing <br />No. 2 shows the original ($&existing) parcel layout. <br />Drawing 3 shows tho unapproved division. <br />Gehrman and TMG were advised of the non-approval and <br />of the required subdivision proceeding. See letters <br />dated May 8, 1978 and November 29, 1978. <br />D. TMG made a new subdivision application on <br />October 30, 1979, in which all parcels noted in <br />**A" above were included. One lot was proposed to <br />be consistent with the description in the Gehrman <br />deed. See Drawing 4. <br />E. Gehrman in turn in June 1978 deeded part of his <br />TMG parcel to another neighbor Curtis Hagfors, 4360 <br />Sixth Ave. This was after Gehrman received the <br />May '78 notice of disapproval of the TMG-Gehinnan <br />split. The county notice map shows this as a split <br />of the total original parcel 1185 and does not re-_ /jk 1 <br />cognize the May TMG-Gehrman split. This'split does J <br />not show on the 1979 TMG subdivision proposal. <br />See Drawing 5. <br />F. Way back in 1977, TMG apparently made another <br />unapproved division, this time where part of parcels <br />1525 and 1530 were sold to John Peters, 4220 Sixth. <br />Ave. We heard about this from Gehrman but never saw <br />a description or map until March 18, 1981, when <br />Winter's attorney produced a map showing the deed <br />recorded October 27, 1977. This division does not <br />coincide with the proposed lots in the 1979 TMG ap <br />plication. As with the other divisions, this has <br />never been approved by the City and the original <br />tax parcels remain of record. Drawing 6 shows this <br />unapproved division. Drawing 7 shows the difference <br />between this split and the 1979 TMG proposal. <br />G. On March 4, 1981, Craig Winters applied for a <br />building permit for the TMG property. The survey <br />submitted was dated February 27, 1981 and Included <br />all TMG parcels as originally sho%m on Drawing 1, <br />Including that part of the TMG property previously <br />sold by unapproved subdivision to Gehrman and Peters. <br />I <br />iiUfttlli mm
