This could be a simple metes <br />and bounds division as shown on Drawing 10 <br />Combine the Peters part with his existing residen <br />tial parcel 1110. This is required because the <br />Peters part is only 4 acres, less than the <br />5.0 + acres required for a separate lot in the <br />RR-IA district <br />Combine the Winters part with his other parcels <br />4520, 4510, 3500, 2500 and 4000 to provide legal <br />access thereto <br />The Winters building permit can be issued after steps <br />1—4 are completed or after receipt of a satisfactory <br />agreement between the parties providing that steps <br />1-4 will be completed prior to issuance of a certif­ <br />icate of occupancy. .. <br />5.Parcel 1185 can then be subdivided with the 4 <br />parts being combined inturn with the respective <br />Winters, GehrmM, Hagfors and Peters properties <br />as shown on Drawing 11. If subdivided, the <br />Gehrman, Hagfors and Winters parts of 1185 must <br />be combined because they are all landlocked and <br />* the Winters and Hagfors portions are less than <br />5 acres. Only the Peters portion of 1185 exceeds <br />5 acres and has independent access. Combination <br />of the Peters part of 1185 is therefore optional. <br />Subdivision of parcel 1185 should be by means <br />of a plat, although Council may consider a variance <br />to allow metes and bounds division into 4 pieces <br />4ts all the pieces are to be combined with other <br />properties.
