Olson <br />DATE: March 18, 1981 <br />SUBJECT: TMG-Winters property, 4100 Sixth Ave. N. <br />OBJECTIVE Craig Winters is purchasing a large tract of land <br />from TMG and wishes to erect a single family house <br />on it. <br />ISSUE <br />SOLUTION <br />HISTORY <br />TMG has previously sold off parts of 3 separate tax <br />parcels without receiving city subdivision approval. <br />At least one unapproved division does not meet the <br />5.0 acre minimum zoning size. These unapproved sales <br />have resulted in multiple interest in the parcels <br />of record. <br />Winters must combine several tax parcels in order <br />to gain legal access from County Road 6 to the parcel <br />on which he plana to build. The unapproved subdivisions <br />prevent parcel combination and thereby prevent issuance <br />of the permit until such time as the subdivisions <br />are consumated <br />If Winters can produce an agreement between all affected <br />parties providing that the subdivision and combination <br />wilj. be applied for and completed upon formal City <br />approval, and prior to occupancy of the house, than <br />the City can issue the building permit and allow <br />construction to begin based upon such agreement. <br />A. TMG has had several proposals for subdivision <br />before the City for a number of years. File #188 in 1976 and early 1977 was cabled <br />pending the applicant making some minor changes to <br />reflect wetlands. TMG never made the revisions and <br />the application expired.
