N <br />hi' <br />I <br />7- • <br />#672 New Life Bible Church <br />Page 2 <br />Conditional Use Permit <br />Review of first stage siteolan <br />The building is 136* x 72* consisting of assembly/gymnasium <br />room, offices, kitchen and classrooms. The building inspector <br />reports he has no problems with the revised plans. Note as <br />required by Ordinance 34.022 the structure has been placed <br />50* from the lot line. <br />Access <br />The access location has been approved as the only acceptable, <br />safe access to the site. It will be located directly across <br />from the most southern access from High School parking lot. <br />Landscaping <br />Landscaping appears to consist of grass and use of existing <br />tree line along southern property line that appears to be <br />on property to the south. Ordinance 37.090 does not require <br />lemdscaping where parking lots are 30* from residential lot <br />lines. Ordinance 32.430 would suggest that the City may ask <br />for additional landscaping. <br />Loading Area <br />A loading area has been designated in the gravel parking area <br />next to the kitchen. <br />Signage <br />The sign has been designated at a 10* setback off street <br />property line. The sign's area measures 4' x 4* but the <br />height has not been noted. <br />Once again, the drainage has not been designated on the plan. <br />This information must be reviewed by staff prior to formal <br />action on application by Council. <br />Parking <br />372 seat capacity required 93 <br />proposed 42 gravel Ord. 38.244 requires <br />surfacing of parking areas. <br />54 paved <br />Total 96 <br />The church proposed a gravel parking lot in an area designated <br />for future building expansion. We can certainly understand <br />the economics of this request but what is the real time <br />schedule for future building plans. We could be looking at <br />a 10 to 20 year building delay. If Planning Commission approves <br />a temporary gravel parking lot this would require a variance <br />to Ordinance 38.244. <br />:
