The facility can now operate with an <br />on site well. At some time in the future when the water capacity <br />in the area has been increased, the church may petition the <br />City for service. <br />The church plans to proceed with building this year and formally <br />requests a connection to the municipal sewer system when the <br />sewer capacity would permit such connection sometime later this <br />year. One sewer unit has been assessed against the property but <br />remember the church with a 372 seat capacity will require 2 <br />sewer units. Council must approve an additional sewer unit <br />for this proposed use. As Planner's memo of April 8, 1982, <br />(included in previous packet) suggests recommending a special <br />exception to Rural Sewage Treatment Policy #7 to allow this <br />limited connection based upon the fact that the property does <br />meet all current Rural zoning standards and that it was previously <br />served and assessed prior to creation of the MUSA line. <br />Ai <br />Site Plan Review <br />The architect has submitted a master plan and a first stage <br />of development site plan. Very briefly, I see no problems <br />with the master plan; all accessory physical improvements <br />meet the required 30' setback and all structures meet the <br />required 50' setback. The proposed uses appear consistent <br />with accessory uses associated with a church use. <br />r'
