• I <br />minutes of a planning cxmissiQN Meeting deld jiiNfe s, 1976 - page 2 <br />Mr. Sidwell blea^ieii hardships of lahd erdsion along the <br />existing drain^e vhich would be rectified by a new <br />builder, the visual appeal of a new dwelling instead of <br />an unattended lot, co^arison of the proposed lot widths <br />to existing lots in Saga Hill (he presented a chart <br />showing all Forest Lake lot frontages), and payment of <br />two sewer assessments. <br />The Planning Gomnission discussed precedence in approval <br />of a new subdivision where both parcels would be below <br />801 of the required lot width and just above 80t of the <br />required lot area. Also noted was that the Oak Street <br />vacation was meant to cut doiei on lot splits and sub <br />standard lot useage, not to encourage this. <br />Goincilman Welsh also discussed this precedence and the <br />intent of Gonprehensive Guide Plan in limiting the <br />density of lakeshore development. He stated that Gouncil <br />has established precedence for variances csi existing <br />substandard lot?, but would be careful of the establish <br />ment of new substandard lots. He added that there is <br />precedence for re&mding sewer assessments whmi they were <br />found to be incorrectly applied. The Riblic Hearing was clcsed at 8:11 p.m. <br />After continued discussion, Guthrie moved, Pesek seconded, <br />reconoitendation of approval of this subdivision because the <br />lot area meets 80% of the requirement and because the pro <br />posed lot width is similar to existing lots in the area. <br />Hake argued that the only hardship he could see was <br />economic and not of the land; that the owner could correct <br />the existing erosion problem and could maintain the property <br />without a subdivision. Motion, Ayes (3) - Nays (2) (Ihie, <br />Dunlap). <br />1 <br />Oiairwoman IXmlap called to order the Regular Meeting of the GALL TO ORDER - 8:15 P.M. <br />Orcno Planning Gomnission. REGULAR MEETING <br />H^ moved, Guthrie seconded, to recoranend approval of the <br />riprap application subject to using approved 12 inch or <br />larger stone material and subject to the approval of all <br />other agencies. Motion, Ayes (5) - Nays (0) <br />Discussion developed concerning the siibstandaid size of <br />this parcel coopared to smaller adjacent properties as <br />T*'ell as the generally undeveloped surrounding land. <br />Hake moved, Pesek seconded, to table the matter while <br />the spplicarit makes an effort to acquire some of the <br />adjacent undeveloped property.
