A copy of the deed conveying the subject <br />property, revised plans and aerial photos of the area <br />were presented. Ine Goanission discussed resolving of <br />maintenance responsibility and lack of adequate detail for <br />obtaining conclusive approval of the PRD proposal. <br />Van Nest moved, Hannah seconded recoioiiending conceptual <br />approval for 3 single family uiits on the PRD parcel (1). <br />Siifce this particular parcel is presently occupied by 2 <br />living units consisting of the existing duplex, only one <br />additional single family laiit could be addM until such <br />tine that the existing duplexes were reaioved from the <br />property. Motion, Ayes (5) - Nays (0). <br />The CoBBdssion continued with a discussion on the duplex <br />credit proposal. The question was raised as to the conflict <br />between the ordinance provisions for duplex credit and 1< <br />lakeshore setback for sultiple construction. <br />Ill <br />Pesek moved, Guthrie seconded to lecoamend approval of <br />duplex credit in lieu of the single family units or the <br />PRD proposal. Mr. Pesdc express^ the presence of deliv­ <br />ery trucks, gaibage trucks, gaibage dumpsters, damaged <br />autos for repair, etc. would create a nuisance and result <br />in a dindnuit&on of value of the residentially zoned <br />district. He also stated that the duplexes would pro­ <br />vide an appropriate buffer zone from the existing single <br />family residences to the south and therefore justify a <br />Duplex credit. The recoanendation for approval was <br />mam with the following conditions: <br />1) Maximum boat docking - 2 boats per living unit <br />or 4 boats per duplex. <br />2) All 3 duplex units to be located within 200 feet <br />of the oomamrcially zoned district. <br />3) The 3rd duplex unit would not be erected until the <br />existing d^lex on the property was removed. <br />Motion, >^s (3) - Nays (1) Van Nest - ^stain (1) <br />McDonald <br />Van Nest moved, Guthrie seconded recomnending approval of <br />rezoning of the 20* strip along north end of the property <br />from B-3 to LR-IB. Motion, ^s (5) - Nays (0). <br />After reviewing Mr. Sweetser's revised subdivision pro­ <br />posal >4iich included individual parcels for the existing <br />two dwelling wits, Guthrie moved, Hannah seconded recom­ <br />mendation for approval of the preliminary plans of the <br />subdivision pro(x>sal. Motion, Ayes (S) - Nays (0). <br />Nr.
