Minnesota <br />Dear Mr. Moorse <br />This oone^iondeiKe is to formalue oie agreement as dboissed in our recent phone conversation. Thank you for the <br />opportunity to submit this proposal for appraisal services. I understand that you are looking at selling the above- <br />rWerenced property, have an Interested l^yer, and arc in need of a market value appraisal. The property rights <br />appraised would be the unencumbered fee-simple interest The intended users of the appraisal would be the City of <br />Orono, and possibly the buyer. <br />My proposal is for a complete appraisal and self-contained report. No permitted departures from Uniform Standards <br />of Professional Appraisal Practice (USPAP) would be invoked Completed would be a highest and best use analysis, <br />and a full inveshgation of comparable sales. The total tee would be 53,500, with the completion date of the appraisal <br />by the end of December, 2001 My services would be Lmited to valuation of the subject and would not include any soil <br />testing, other engineering, surveying, or analysis of any possible soil contamination <br />I am faiiuliar with the local real estate market and have completed numcnxa UKome and land appraisals for a <br />variety of clients. Be assured that my services and value opinkms would be professiorul and supported from the <br />market. Attached are my qualifications. The fee quoted would iiKlude any initial meetings, inspection of the subject <br />property, completion of the appraisal report, and any follow-up phone conversations regarding any questions or issues. <br />Any further a.nalysis. consultations, updated appraisal, meetings or additiorul valuation assigruncnts would be billed <br />at my standard hourly rate of S1S5 per hour. <br />To formalize the engagement please sign and return a copy of this letter authorizing me to proceed with the <br />assignment.
