MN 55101 <br />Dear Mr. Peterson and Ms. Caufman: <br />Thank you for making the eflbrt to meet with us last Friday to get an understanding of our housing <br />objectives and the city’s methodology and philosophy regarding the achievement of those <br />objectives. As we indicated, the city’s updated Comprehensive Plan reflects substantial progress <br />regarding the city’s support for the provision of a broad range of housing types to meet the lifecycle <br />housing needs of the community. The Comprehensive Plan reflects the guiding of additional <br />properties for medium density residential use to enable a broader range of housing types. In <br />addition, after the updated Comprehensive Plan was adopted, the city proactively sought out a <br />developer to build a senior housing project which will provide a type and density of housing that was <br />not even contemplated in the updated Comprehensive Plan. <br />As the city moves forward in its elTorts to achieve its housing goals, rather than reguiding or <br />rezoning additional property for higher density use and hoping for a good project, it is the city’s plan <br />to continue to proactively partner with appropriate builders/developers and property owners to <br />identify opportunities for quality housing projects that meet the city’s housing needs, then reguide <br />the property when a specific project is ready to move fonvord. <br />A prime e.xample of this is the 62 Unit senior housing project planned for the northw est quadrant of <br />Highway 12 and Brown Road North. The city was able to work with the developer, the property <br />owner and the adjacent single-family residential neighborhood to build support for the project. To <br />enable this project to work, the city also amended its zoning code to allow any parcel of <br />commerciol/industrial property to be used for high density residential development through a <br />residential planned unit development <br />TekpliOM(952)24Mi0(l • Fax (fS2) 24M616 <br />wwwxLonMMMna.wi
