’ <br />Tom Leach - 2535 Shad3rwood <br />#344 <br />Subdivision and Conditional Use Permit for Duplex <br />Page 2 <br />A flowage and conservation easement should be required over the wetlands. <br />Our park dedication fee schedule applies only to residential subdivision. <br />We should, therefore, consider whether we should access the property as <br />one building site or for two units when we apply the duplex credit. <br />A Pviblic Hearing has been scheduled for 8:00 P.M, on Jantiary 16, 1978. <br />Copies of the proposed subdivision have been forwarded to the following <br />with requests for comnents: D.N.R., M.C.W.D., County Public Works <br />Dept., City Engineer, City Attorney, City Administrator, and the City <br />Public Works Director. <br />PLANNING COMMISSION PUBLIC HEARING - January 16, 1978 <br />Dr. Tom Leach was present. <br />Building & Zoning Administrator, Henry F. Muhich, informed the Commission <br />that Doug Mattson, of the Hennepin County Public Works Department, had <br />called the afternoon of January 16, 1978 in response to staff's earlier <br />request for comments regarding this subdivision proposal. The County <br />recommendations included: <br />Seven additional feet of right-of-way easement along County Road <br />#19 <br />Change location of driveway approach from north property line to <br />single approach located in vicinity of common lot line between <br />lots 1 and 2 - thereby reducing traffic hazards that may result <br />from several driveway approaches. Suggested all three parcels <br />use one single conoton approach. <br />Dr. Leach explained the' problems with relocation of approach because of <br />the topography of the land in the area of the common lot line. Steep <br />slope makes this location objectionable. <br />Comnission reviewed Greg Frank's reports.
