TO: <br />FROM: <br />planning Commission and Council <br />Henry F. ^fclhich, Zoning Administrator <br />#344 <br />DATE; December 14, 1977 <br />SUBJECT; Tom Leach - 2535 Shadywood <br />Subdivision and Conditional Use Permit for Duplex <br />Enclosed are copies of a proposal submitted today by Thomas Leach. <br />The proposal consists of an application to subdivide Lot 5, Block 4, <br />Townslte of Langdon Park into 3 lots and a separate application for a <br />Conditional Use Permit for duplex credit on a residential lot adjacent <br />to commercially zoned property. <br />The original Lot 5 is currently zoned for both Business and Professional <br />(B-4) and Single Family Residential (LR-IB). <br />The applicant is proposing to divide the resldentially-zoned portion of <br />the property from the B<'4 zoned area and to divide the remaining B**4 <br />area into 2 individtial lots for Business and Professional use. <br />All lots would comply with the code. - Exhibit A - Preliminary Plat <br />Lot 1 <br />Lot 2 <br />Lot 3 <br />B-4 - 31,231 sq. ft. <br />B-4 - 31,205 sq. ft. <br />LR-lB - 35,090 sq. ft. dry buildable <br />The plat also indicates wetlands, contours, drainage easements, and <br />existing structures which will be removed. <br />We might consider a wider drainage easement along the south property line <br />for future storm drain construction. <br />In conjunction with the division, Mr. Leach also has provided a site <br />plan for the construction of a medical office building on Lot 1 (Exhibit B). <br />The site plan shows building size and location and parking. Zoning <br />Ordinance Section #38.311 regulates parking requirement • 1 space per <br />200 sq. ft. of floor area. <br />Lot 2 would be made available for some B>4 use to be determined sometime <br />in the future. <br />E^diibit C - letter from Mr. Leach proposing to donate the residential <br />Lot 3 to the City. <br />If the City is not interested in obtaining the parcel, Mr. Leach is <br />requesting approval of a Conditional Use Permit for duplex credit on <br />Lot 3 if the structure is located within 200' of the comnercially-zoned <br />district. A private access easement would be provided from County <br />Road #19 along the north lot line of Lot 1. <br />1
