minutes of a planning commission meeting held FEBRUARY 6, 1978 - PAGE 2 <br />s ^ - <br />Stephen B. Woodrich, 2590 Casco Point Road, <br />James L, Tobin, 2585 Dunwoody Avenue and <br />Mr, D, K, Waterous, owner of property at 2648 <br />Casco Point Road, were present. <br />The Zoning Administrator pointed out the locations <br />of the proposed houses on the proposed lot division <br />After all the public were heard the Public <br />Hearing was closed at 7:45 P.M, <br />Commissioner Hannah felt the items in Jim Olson's <br />letter should be resolved before continuing. <br />The Zoning Administrator referred to the letter <br />from the Minnesota Department of Natural Resources <br />dated January 23, 1978 which stated they had no <br />objections to the subdivision as long as only <br />the riparian lot has lake access rights and they <br />preferred the access for the lakeshore lot be <br />granted on the north border of the westerly <br />parcel. He explained that the property already • <br />had been assessed one water hookup. Therefore, <br />the property will be assessed one additional <br />water hookup and two sewer charges. In addition <br />^there will be a park dedication fee of $1,000 per <br />lot and the lakeshore lot will have to be provided <br />with access. <br />The Commission felt that if all the items in the <br />City Engineer's letter were met they would <br />conceptually approve this subdivision request. <br />Commissioner Frahm moved. Commissioner Hannah <br />seconded, a motion to table the request for <br />preliminary approval of the subdivision until the <br />applicant could provide the following information <br />and submit a revised plan: <br />(1) <br />(2) <br />(3) <br />O <br />w <br />A survey indicating specifically the right- <br />of-way of Casco Point Road as traveled; and <br />Driveway plans including fill required and <br />driveway cross section and access driveway <br />and utility easement for the lakeshore parcel <br />(Lot B); and <br />Sanitary sewer details including elevation of <br />existing municipal sewer line and proposed <br />connections and grades of sewer lines for <br />each lot; and <br />Drainage easement plans to be approved by the <br />City Engineer including culverts under the <br />proposed driveway if necessary; and <br />PAUL RASTER <br />#346 <br />(con't) <br />I <br />11
