8. <br />rL <br />Prior to release of the final plat. City Attorney shall review and <br />approve the covenants and documents describing the creation, <br />structure, rights, obligations and responsibilities of the various <br />homeowners associations serving the development. The covenants <br />shall include conditions of this resolution that h-'ve not been met as <br />of the release of the plat, provide common access easements for each <br />lot that receives access from a shared private street or drivew ay, and <br />shall provide for maintenance of all common areas. <br />Preliminary Plat Approval. Preliminary plat approval is granted for the entire plat. <br />Final plat approval will be granted for each Phase of the residential development upon <br />submittal and approval of the required final plat documents for that Phase, including <br />final engineering plans for all improvements. The required submittals for Final Plat <br />Approval are as follows: <br />Record plat drawings in the form of two (2) mylar copies (one copy <br />for the City’s records and one for filing with Hennepin County) and <br />one (1) copy reduced to 1" = 200 ’. Drawing to include: <br />I.Lot lines platted per preliminary plat drawing by Land form, <br />Sheet C5.1, dated September 18,2002. <br />II.Dedication of "drainage and utility easements" over the <br />common lots within each Phase ofthe residential development <br />as the Phases are brought forward for final platting. <br />* » • <br />III.Dedication of 10 ’ drainage and utility easements along all <br />perimeter lot lines of Outlots A and D. Dedication of a 30* <br />drainage and utility easement along the south lot line of <br />Outlot D. <br />IV.For approval of Phase 1, dedication of 10'drainage and utility <br />easements over the north and east boundaries of Outlots F and <br />G, and along the west boundary of Outlot D. <br />Page 12 of 17 <br />I
