9. <br />Legal documents required: <br />I.Title opinion addressed to the City. All owners, mortgage <br />holders or others with property interest indicated therein shall <br />sign the plat and alt other documents afTcctcd by such interest. <br />II.Certified copies of all recorded easements currently affecting <br />the property. <br />iii. Final copies of Master Declaration and individual Community <br />Declarations pertinent to the phase being final platted. <br />i V. Standard private road easement document over the private road <br />ways within each Phase, granting the City the right to maintain <br />said roads (may be incorporated into the Declarations). <br />Final plat approval fees to be paid for each Phase: <br />Final Plat Review Fee...........$250.00 minimum plus incurred legal, <br />engineering, and planning consultant charges <br />Document Filing Fees............$220.00 minimum plus incurred costs <br />Development Agreement. General Development Plan approval is contingent upon <br />the successful execution of a PUD No. 4 Agreement between the applicant and the <br />City. • - <br />10. Financial Guarantee. <br />The PUDNo.4 A^eementshall include a financial guarantee by the applicant <br />to ensure the completion of site improvements. <br />The City Engineer shall complete an estimate of improvement costs, including <br />but not limited to public and private streets, curb & gutter, stormwater <br />management facilities, landscaping, grading, erosion control, utilities, <br />driveways and parking areas, trails, sidewalks, and retaining wall construction. <br />Page 13 of 17 <br />.-V
