Adjacent Parcel shall be calculated based on the entire area of the Adjacent Parcel. <br />Users shall be obligated to conform to all applicable Orono ordinances and to the provisions <br />of this PUD agreement. The foregoing uses are permitted pursuant to this PUD agreement <br />4. Site Access. Internal circulation fur the Property shall be via private driveways and parking <br />areas. The only access to adjoining public streets shall be onto Kelley Parkway. The westerly <br />access to the property shall be an entrance only and shall not allow exit movements. <br />Additionally, a shared access providing for full entrance and exit movements shall be <br />constructed as shown on F.xhibit__to serve both the Property and the Adjacent Parcel, <br />One future additional access point to Kelley Parkway may be allowed for the Adjacent <br />Parcel. Such access location shall not be constructed until approved via the PUD approval <br />process in conjunction with future development of the Adjacent Parcel. <br />Off-site access improvements that are the responsibility of the developer shall include <br />construction of curb cuts and driveway aprons within the right-of-w ay of Kelley Parkway, <br />as well as the relocation of existing hydrants and storm sewer facilities as necessary to <br />accomplish the required site accesses. All such off-site itnprovements shall be perfomied to <br />City specifications and shall be reviewed and approve*-* !-• c Director of Public Services <br />prior to c jmmcnccment of such improvements. <br />5. Building Design and Construction. The medical office building on the Property shall be <br />constructed according to final plans which shall first be certified by the Planning Director as <br />being in conformity with the approved plans attached as Exhibit__. The exterior of the <br />building shall be of materials consistent with the preliminary materials propo.«al attached as <br />Exhibit___. The trash enclosure located on the Adjacent Parcel shall t>e constructed of <br />materials consistent with the principal structure on the Property per the approved plans. <br />Construction of the medical office building shall be in conformance with the building codes <br />and regulations adopted by the City of Orono. Any substantial changes to the gross square <br />footage, tootprint/wall/roof dimensions or defined building height shall require a prior <br />amendment to this Agreement. <br />6. Landscaping.
