Lighting. Site lighting shall adhere to the approved lighting plan attached to this agreement <br />as Eihibit <br />8.Signage on the site shall be limited to the required traffic control signage, and to <br />the 2 approved monument signs as shown on the approved Signage Plan attached hereto as <br />__. Parking and traffic control signage shall be installed subject to City staff and <br />City Fngincer approval. <br />B. installation and Maintenance of Improvements <br />9* Improvements: In accordance with the policies and ordinances of the City of Orono, the <br />follovring described public or private improvements (hereinafier collectively called the <br />“Improvements ”) shall be constructed, installed and maintained by the Developer according <br />to the terms and conditions contained in this PUD Agreement: <br />(a) Site grading, driveways, curb and gutter, parking lots, sidewalks, retaining walls if <br />required and all necessary erosion control measures per the preliminary Grading. <br />Drainage & Erosion Control Plan attached hereto as Exhibit ___(hereinafier called <br />"site grading improvements"); <br />(b) Construction of sanitary sewer and water connections, and relocation of the hydrant <br />located at the Northeast comer of the property (hereinafier called "sewer and water <br />improvements ”) and construction or relocation of storm sewer lines and facilities <br />(hereinafier called "stormwater improvements ”) per the preliminary Utility Plan <br />attached hereto as Exhibit __. <br />(c) Underground natural gas, electric, cable and telephone ser> ice to be arranged by the <br />Developer with the utility companies involved (hereinafter called the "other utility <br />improvements"); <br />(d) Landscaping and site revegetation improvements per the approved Landscaping Plan <br />Page 4 of 12 <br />Developer Initial <br />City Clerk Initial
