The Pr."'’ ty and the Adjaccr.? Parcel arc zoned as a Planned Unit Development <br />under the Orono planned unit development ordinance with undcrl>'ing B-6 zoning. <br />Permitted Uses. Within t ;ic Property the only pcmiitted principal structure is the 16,000 gross <br />s.f.. Medical Office Building as depicted in the preliminary site plan (attached hereto as <br />Exhibit___) and preliminary building plans and elevations (attached hereto as Exhibit <br />____). The permitted use of the Medical Office Building is general medical office uses <br />which may include business and professional offices of a general nature, and a clinic for <br />human care on an outpatient basis only. The office building shall not be used for general <br />retail use, except that retail uses customarily accessory to the general medical office use may <br />occur in no more than five percent (5%) of the office building gross floor area. Other uses <br />shall no*, be uKowed except by amendment of this PUD agreement. <br />Within the Property the only accessory structures allowed shall include Monument <br />identification signs per the approved plans. No other accessory structures arc permitted on <br />the Property except by amendment of this agreement. <br />Within the Adjacent Parcel no principal structure has been approved under this approval. <br />However, it is expressly noted herein that the intent for the Adjacent Parcel is the future <br />development of an additional office building or some other u.sc allowed within the B-6 <br />11 ighway Commercial District. Such future development shall be subject to the Planned Unit <br />Developiiicnt approval process, and shall require a separate PUD approval.. <br />Within the Adjacent Parcel, the only structure permitted under this approval is a detached <br />trash enclosure constructed of materials comparable to and compatible with those of the <br />principal struciuie on the Property per the approved plans as shown in Exhibit____. <br />Within the Adjacent Parcel, the development of a shared access and parking area is allowed <br />as shown on Exhibit___. Such shared access and pari = ^ shall be go\ c*med by the Shared <br />Access and Parking Agreement attached hereto as Exhibit____. Those portions of the <br />Adjacent Parcel used to meet parking requirements for the Properly shall not be used in <br />calculations related to development of the Adjacent Parcel.
