The site is located at <br />3320 Watertown Road. The applicant is proposing to subdivide the property into two buildable lots. <br />We have the following comments with regards to engineering matters: <br />The site is comprised of primanly low-lying wetlands. The wetland boundaries adjacent to <br />the buildable portions of Lot I and Lot 2 and all of Outloi A should be delineated and the ^ <br />delineated wetland boundaries shown on the . vey. Drainage easements should be provided <br />over all wetlands and drainage ways. <br />Drainage and utility easements should be provided 5-feet wide along all lot lines except <br />along the railroad and Watertown Road frontages where they should be 10-feet wide. <br />Access to Lots 1 and 2 will be provided from Watertown Road across Outlot A. The existing <br />grades on Outlot A north of Watertown Road exceed 13%. The driveway that serves Lots I <br />and 2 should not exceed a 10% grade. The driveway should be constnicted to a minimum <br />w idth of 20-feet. Driveway constniction may impact the existing wetlands and mitigation <br />may be required. Final driveway plans should be submitted tc the fire department for review. <br />A driveway access easement/agreement should be provided over Outlot A to provide access <br />to Lots I and 2. <br />If you have any questions please call me at (651) 604-4863. <br />Yours very truly, <br />BONESTROO.
