Jeff Martineau on behalf of <br />Ms. Stubbs has applied for a preliminary plat of property located at 2920 Fox Street. The property is <br />a 7.75 acre property to be divided to create one new building site (Lot 1), and driveway for back lot <br />(Outlot A). The existing driveway off Fox Street will still be used by the house on the front lot. The <br />lots are proposed as follows: <br />Lot 1 = 4.82 acres (3.10 acres dry contiguous) <br />Lot 2 ® 2.54 acres (2.31 acres dry contiguous) <br />Outlot A = 0.25 acre (Driveway Outlot) <br />Subdivision Standards: <br />The general site plan meets all requirements for a front lot/back lot subdivision. Back lots are <br />defined as "a lot typically separated from a public or private road by another lot and which gains <br />access to the public or private road via a narrow corridor. Such a separated lot is considered to be a <br />back lot when the corridor is platted as an outlot..” The special requirements for a front lot/back lot <br />division are the back lot (Lot 1), because the property does not have direct access to a road, must <br />meet a minimum of 150% of the minimum lot standard in the zoning district, in this case Lot 1 must <br />have a minimum lot size of 3 acres, and a principal building shall meet a minimum setbacks 150% of <br />the district standard.
