The si»c is ioc-ticd west <br />of Old Crystal Bay Road along the north side of Fox Street (C R. 84) in the southwest quarter of <br />Section 4. We have the following comments with regards to engineering matters: <br />• The proposed subdivision will create f.vo lots and one outlot. Access to the northerly lot will <br />be across Outlot A. It appears the driveway to serve the northerly parcel can be constructed a: <br />a grade of less than 3% and is acceptable. The existing sherls will need to ue removetj prior to <br />driveway construction. <br />• It is unclear where the south lot line of the southerly parcel is. The plat should provide for a <br />minimum of 50 feel of right-of-way for Fox Street. <br />• Plans should be submitted to Hennepin County for their review and approval. <br />• .A 10-foot drainage and utility easement should be provided along Fox Stieei . Fi ve-foot w i.ie <br />drainage and utility easements should be provided along ull interior lot lines.
