MN 55323 <br />Re:Brad and Carol Pass Subdivision <br />Flic No. I3y-02-000 <br />Plat No. 02-2768 <br />Dear Paul: <br />We have reviewed the plans for the lot subdivision on the Brad and Carol Pass property. The site is located at 250 North <br />Shore Drive West. We have the following comments with regards to engineering matters: <br />The proposed shared driveway is shown at a 10% grade* the maximum acceptable grade. The constructed <br />driveway should not exceed the proposed grade across Let 1 or Lot 2. <br />Curb and gutter shown on the driveway should be extended to the low point where the proposed culvert is to be <br />installed. Either a direct connection to the culvert should be made (catch basins) or concrete flumes with riprap <br />should be installed to convey storm water from the street to the culvert and drainage way. The curb and gutter <br />'hould be extended easterly across Lot 2 when that portion of the driveway is constructed. We recommend the <br />installation of concrete curb and gutter rather than bituminous. <br />The applicant should explain how access to Outlot B will be provided. <br />The w est 60-feet of Lot 1 should be dedicated to Hennepin County for roadway and trail purposes as outline in <br />the 4-12-02 correspondence from Jim Grub: at Hennepin County. <br />A 10-foot drainage and utility easement should be provided along the C.R. 19 frontage. Ft «re-foot wide drainage <br />and utility easements should be provided along all interior lot lines. Drainage and utility easements should be <br />provided across all delineated wetlands and drainage ways. A drainage easement should be provided 20-feet <br />wide centered on the drainage way south of the wetland to the south lot line. <br />The driveway construction will impact the Type I wetland delineated on the property. These wetland impacts <br />will need to be mitigated in accordance with the Wetland Conservation Act. <br />It appears that an existing driveway serving the property to the north encroaches upon the northwest comer of <br />Lot I.
