2. <br />3. <br />4. <br />5. <br />6. <br />7. <br />8. <br />The property is guided by the 2000-2020 Orono Community Management Plan <br />for single family residential use at a density of 2-3 units per acre. <br />The property contains a total of approximately 6.17 acres gross area, or 5.88 <br />acres of land exclusive of the 33’ of right-of-way used for Willow Drive North. <br />The proposed plat creates a 2.04 acre lot (Lot I) to accommodate the proposed <br />new Long Lake Fire Station; a 3.42 acre outlot (Outlot A) to be retained by the <br />City of Orono for potential future residential use upon replatting; and dedication <br />of right-of-way for a new public road to serve the subdivision. The plat will <br />also dedicate 33' of right-of-way for existing Willow Drive North. <br />The plat will be served with municipal sewer and water service extending <br />westward from Long Lake at the east boundary of the site. An easement corridor <br />40* in width bisecting Outlot A will be dedicated to accommodate the sewer and <br />water extension. <br />There are no City-protected wetlands located on the property. A preliminary <br />wetland delineation has been completed for the property and has confirmed that <br />linear wetlands protected under the Wetland Conservation Act (WCA) exist along <br />the southerly and easterly borders of the property, such wetlands being <br />approximately 0.58 acres in area. The net property area exclusive of Willow <br />Drive right-of-way and exclusive of WCA-protected wetlands is 5.30 acres. <br />Proposed Lot 1 contains approximately 1.90 acres of non-wetland area and 0.14 <br />acres of wetland. Proposed Outlot A contains approximately 3.05 acres of non­ <br />wetland area and 0.37 acres of wetland. <br />In order to accommodate the proposed Fire Station, approximately 0.20 acre of <br />wetland, primarily in Lot I, will be filled. Mitigation meeting or exceeding the <br />required 2:1 ratio for this filling is planned to occur within Outlot A south of <br />the existing drainageway, by creating new wetland from existing upland. This <br />plan is subject to final approval by the Minnehaha Creek Watershed District. <br />Stormwater ponding to serve the Fire Station will be developed in Outlot A, <br />north of the existing drainageway and south of the proposed sewer and water <br />easement corridor. The area planned for this proposed pond is large enough to <br />allow some expansion to serve future development within Outlot A. If the future <br />Page 2 of8
