A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL OF A SUBDIVISION <br />FOR PROPERTY LOCATED AT 340 WILLOW DRIVE NORTH <br />- FILE NO. 02-2755 <br />WHEREAS, Ronald J. Moorse on behalf of the City of Orono (hereinafter the <br />“subdivider") in February 2002 filed a formal subdivision application with the City of Orono <br />(hereinafter “the City”) for approval of a two lot plat of property legally described as: <br />All that part of the Southwest 1/4 of Section 34, Township 118 North, Range 23 <br />West of the Sth Principal Meridian, described as follows: Beginning at a point on <br />the West line of said Southwest 1/4 distant 1876 feet North of the Southwest comer <br />thereof; thence North along said West line 387.8 feet; thence East parallel with the <br />South Ime of said Southwest 1/4 a distance of 693 feet; thence South parallel with said <br />West line 387.8 feet; thence West 693 feet to the point of beginning. <br />Hennepin County, Minnesota. <br />(hereinafter "the property"); and <br />WHEREAS, after due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 et. seq. and the City of Orono ’s Zoning and Subdivision Codes, the Orono <br />Planning Commission held a public hearing on February 19, 2002, at which time all persons <br />desiring to be heard concerning this application were given the opportunity to speak thereon; <br />and <br />WHEREAS, at their regular meeting held on February 25, 2002 the Orono City <br />Council considered the subdivision application of the subdivider, and on a vote of 4-0 approved <br />the preliminary plat subject to a number of conditions and directed City staff to draft a <br />preliminary plat approval resolution documenting findings of fact and conditions of preliminary <br />plat approval; aitd <br />W'HEREAS, the Orono City Council makes the following findings of fact in <br />relation to this application: <br />1.The property is located within the RR-IB Single Family Rural Residential <br />Zoning District requiring a minimum of two acres of contiguous dry buildable <br />land within each newly created residential lot. <br />Page 1 of8 <br />L .. .. . .
