i <br />#02-2755 Fire Station PlatA^ar/CUP <br />February 22,2002 <br />Page 4 <br />Staff Recommendation <br />Staff recommends that Council direct staff to draft a resolution for preliminary plat approval for <br />review and adoption at the March 1 1 meeting, incorporating the following concepts: <br />a) Plat approval will be subject to MCWD approval of stormwater management plan <br />and wetland mitigation plan; acknowledgement that future development of Lot 2 will <br />likely require expansion of the stormwater pond currently designed to serve just the <br />fire station; <br />Lot 2 to be platted as an outlot; <br />Road to platted as dedicated right-of-way rather than as an outlot; <br />Park fees be waived for Lot 1 and deferred for Lot 2; <br />Stormwater and Drainage Trunk Fees be required for Lot 1 and deferred for Lot 2; <br />Subject to the necessary standard perimeter drainage and utility easements, the <br />necessary sewer/water easement through Lot 2, as well as wetland and buffer <br />easements as appropriate and/or as required by MCWD; <br />Division line between Lots 1 and 2 to be located 10' east of curb of fire station rear <br />parking lot (the architect’s latest plan apparently shifted everything east about a foot <br />from the original preliminary plat drawing) <br />Plat Name: Willowfire Addition Road Name:________________ <br />b) <br />c) <br />d) <br />e) <br />0 <br />g) <br />Staff recommends that Council direct staff to draft a resolution for approval of the setback variance <br />for the fire station, incorporating the hardships and supportive background information contained <br />in the staff memo of February 15, subject to the variance being nullified if the 6th bay is not built. <br />StatT recommends that Council direct staff to draft a resolution denying the hose tower CUP based <br />on the findings of the Planning Commission and incorporating any additional findings made by <br />Council. <br />Staff recommends that as a minimum, all out of pocket and consultant costs for the plat be charged. <br />Council should determine whether any application fees should be charged. <br />I <br />II< <br />In <br />\ j <br />f::'
