#02-2930 <br />August 14.2003 <br />Page 2 of 6 <br />Background <br />In 1986, under previous ownership, variances were granted for construction of a 2"'* story <br />deck and stairway comprising 0.16% hardcover within the 0-75 ’ zone where no hardcover is <br />allowed and 37.6% hardcover within the 75’-250’ zone where 25% is normally allowed. A <br />3 structural encroachment into the 0-75 ’ zone where no structure is allowed was also <br />approved. The total hardcover amounts approved were 0.16% in the 0-75 ’ zone and 37.6% <br />in the 75’-250’ zone. For details please see Resolution #2115 attached. <br />In 1995 under the previous owTicrs, variances were granted to permit construction of a two- <br />story addition constituting additional hardcover in the 75’-250’ zone in excess of the 25% <br />normally allowed. As a condition of this hardcover variance approval in the 0-75 ’ zone was <br />limited to 0.2% and the 75’-250’ zone was limited to 5,777 s.f. (31.7%). The additional <br />shared driveway within the 75’-250’ zone was not flgured into the hardcover within that <br />zone, however for our purposes it will be included. Therefore, per Resolution #3610 (5,777 <br />s.f. + 1,518 s.f for additional driveway) 7,295 s.f. total hardcover was approved in the <br />75’-250’ zone.
