The variance includes: <br />1. Hardcover variances for the 0-75 ’ and 75 ’-250 ’ zones. Hardcover in the 75 ’-250 ’ <br />zone is currently at 60.5% (10,753 s.f.) and in the 0-75 ’ zone is at 4.91% (378 <br />s.f.). The nature of the hardcover is changing in both zones resulting in a full <br />hardcover review. <br />Sta/f Recommendation: Staff recommendation: Approval of the hardcover variances <br />wi^ the following stipulations: <br />1. Removal of all plastic or fabric landscape liner in planting beds. <br />2. Removal of 314 s.f. of hardcover in the 0-75 ’ zone, allowing 64 s.f. of retaining <br />wall and pavers to remain (0.8%). <br />3. Removal of additional hardcover added since the 1995 variance approval which <br />will result in a total hardcover of 6,979 s.f.
