Section 2. The Municipal Code of Orono is amended by amending the official zoning map and <br />zoning district boundaries for the property described a:; follows: <br />Outlots A, B, C and D; STONEBAY, Hennepin County, Minnesota. <br />Said property is hereby rezoned from RR-1B Single Family Rural Residential District to PUD/RR- <br />IB Planned Unit Development District with RR-IB (Rural Residential Zoning District) as the <br />undrlying district. <br />Section 3. The Municipal Code of Orono is amended by adding Section 10.53, Subd.l 1 to read as <br />follows: <br />“Subd. 9. PLANNED UNIT DEVELOPMENT NO. 4 - DAHLSTROM DEVELOPMENT <br />CORPORATION PUD: <br />A. <br />B. <br />Legal Description. PUD NO. 4 is legally described as Lots 1 through 46, <br />inclusive. Flock 1; Lots 1 through 10 inclusive. Block 2; and Outlots A, B, <br />C, D, E, F, G, H, I, J and K, STO'-IEBAY, Hennepin County, Minnesota. <br />Incorporated herein by reference are the DAHLSTROM DEVELOPiMfcNT <br />LLC PUD plans attached as exhibits to the PUD NO. 4 Agreement on file in <br />the Office of the Planning Director under File #02-2789/02-2840. <br />D. Allowable Uses. The uses allowed in the PUD are as follows: <br />Outlots A and D, STONEB.^.Y are platted as Outlots for future <br />development in accordance with the uses guided within the 2000-2020 <br />Orono Community Management Plan (CMP), and may not be used <br />until such time that they have been rezoned via the Planned Unit <br />Development process and platted into buildable Lots. <br />Outlots B and C, STONEB.AY, arc platted as Outlots for stormwater <br />management and utility purposes, and trail purposes only. <br />Lots 1-46 inclusive. Block 1; Lots 1-10 inclusive; and Outlots E, F, <br />G, H, I, J and K, STONEBAY are platted to be used for multi-family <br />dwelling purposes subject to the prov isions and standards of the RPUD <br />Residential Planned Unit Development District and as further limited <br />within City Council Resolution No. 4915 and the PUD NO. 4 <br />Agreement on file in the Office of the Planning Director under File <br />#02-2789/02-2840. Outlots E, F, G and H shall not be developed for <br />the approved uses until completion of final platting into Lots and <br />Blocks. <br />Page 2 of3
