Side Yard Setbacks <br />North side setback: The proposed addition follows the existing house line, located 8.4’ from the <br />side lot line where 10’ is required. With 2.5 ’ overhangs, the overhangs are 5.9 ’ from the <br />north side lot line. <br />South side setback: The proposed addition on the survey follows the existing house line, located <br />9.5 ’ from the side lot line where 10’ is required. However, the addition also includes a <br />decorative wall, shown on the elevation and floor plan with a width of 7’ and a 1.5 ’ <br />overhang, further encroaching into the side setback. The total encroachment of this wall and <br />its overhang is 8.5 feet, leaving it 1’ from the lot line. <br />On the south side of the home, the applicant proposes to i educe hardcover and structure by <br />decreasing the size of the existing mam entry landing dei k. The exi.sting 75 s.f. landing deck <br />and steps will be removed and replaced with 35 s.f of Irnding and steps, located 6.5 ’ from <br />the south side lot line. <br />However, there exists a large overhang completely covering the existing entry deck that w ill <br />not be changed. Even though the landing below will be reduced in size, the overhang <br />remains. From the building line, located 10’ from the side lot line at this location, the <br />overhang is 5 ’ in depth. Therefore, this overhang will continue to encroach 5 ’ into the <br />required side setback where only a 1.5 ’ encroachment is allowed. <br />Hardcover <br />Existing hardcover exceeds the maximum permitted within both the 0-75 ’ and 75 ’-250 ’ <br />hardcover zones. Even though the proposed addition is located in the 75 ’-250 ’ hardcover zone, it <br />has been the City ’s practice to request removal of hardcover in the 0-75 ’ zone when excesses <br />exist. <br />0-75 ' Hardcover Zone: There exists 554 s.f (14.85%) of hardcover within this zone where none <br />is permitted. The applicant proposes to remove an existing deck at the shoreline (111 s.f) <br />(located next to the neighbor’s shed) and shed (69 s.f), reducing the hardcover to 374 s.f <br />(10,03%). Remaining hardcover includes one set of brick steps less than 4* in width to access <br />the lake, and retaining walls (keystone and wood). <br />75 ’-250 ’ Hardcover Zone: There exists 3.528 s.f (67.58%) of hardcover within this zone where <br />1.305 s.f (25%) is permitted. The changes to the house and deck and steps on the south side, <br />some of which is already hardcover, result in a net decrease of 20 s.f or a total of 3.508 s.f <br />(67.20%) of hardcover w ithin this zone. <br />I.ot Coverage By Structure <br />Lots less than 10,000 s.f in area are allowed 1,500 s.f of structural coverage subject to other <br />more limiting standards. The applicant proposes to remove a shed and deck. located within 75 ’ of <br />the 011WL of Lake Minnetonka, and reduce the size of the side deck.
