proposed addition, the applicant hoped to have the structural coverage rentain as it currently
exists.
However, both the proposed addition and existing home have overhangs that are greater than 2’
in depth. The overhangs on the existing home are 3.5 ’ in depth and the proposed addition shows
overhangs of 2.5’ in depth. The zoning ordinance considers “all but the outer 2’ of roof
overhangs included in the calculation of lot coverage ’’. The side deck, although proposed to
decrease in footprint, is covered by a large overhang which is not proposed to change. The
overhang protrudes 5 ’ out from the structure. Therefore, 3’ of the overhang is considered to be
structure covering the deck.
The following is a breakdown of the existing and proposed structural coverage;
Existine Shed 69 s.f
Deck (attached to neighbor’s shed)111 s.f.
House 1,648 s.f.
Deck (lakeside)122 s.f.
Deck (main entry)
(3’ of existing 5 ’ overhang covering landing
considered structure)
27 s.f.
