(67.2%) hardcover within the 75’ to 250 ’ lakeshore setback zone where <br />1,305 s.f. (25%) IS permitted; and <br />6. I')t coverage by structure of 2,175 s.f. (24.3%) where 1,500 s.f. is permitted.________ <br />Pertinent Code Sections: <br />1. Section 10.24, Subd. 5 (B): Yard Requirements: The following minimum requirements in <br />the l.R-l B zoning district shall be observed: rear yard, 30 feet; side yard adjacent to another lot, <br />10 feet. (Request: To permit a rear yard setback of 28.3‘ where 30' is required and side yard <br />setbacks of 8.4’on the nor ’h and 6.5 ’ on the south where 10 ’ is required; and a decorative wall <br />2.5' from the south side lot line where 10' is required). <br />2. Section 10.22. Subd. 2 and Section 10.56. Subd. 16 (L)(2): Hardcover within 75 ’ to 250': <br />Between 75 feet and 250 feet of the OH WL there shall be no greater than 25% hardcover. (Request: <br />To permit 3,508 s.f. (67.2%) hardcover within the 75' to 250' la'ieshore setback zone where <br />1,305 s.f. (25%) is permitted). <br />3. Section 10.03, Subd. 14 (C): Lot Coverage By Structure: For all lots of 0-1.99 acres in total <br />area, the total combined footprint areas of all principal and accessory' structures shall not exceed 1 5% <br />of the lot area. EXCEPTION: Regardless of lot area, every' developed lot shall be allowed at least <br />1 ,500 s.f. of lot coverage by a principal residence and garage structures.
