Accessory building setback variance to allow an addition to the existing <br />maintenance building to be setback 41’ when 50 ’ is normally required and 45 ’ <br />currently exists. <br />2. Accessory building area variance to allow a single building to be larger than 3,000 <br />square feet and to allow the total area of all accessory buildings to be greater than <br />6,000 square feet. <br />Staff Recontinendation : Staff recommends: <br />1. Denial of the Luce Line setback variance to allow an accessory building to be <br />constructed within 50 ’ of the Luce Line boundary. <br />2. Approval of an accessory building area variance to allow an individual building <br />to exceed 3,000 square feet, and for the total area of accessory buildings to <br />exceed 6,000 square feet. <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-418. Conditional uses. Within any RR-IB one-family rural residential district, no <br />stmeture or land shall be used for the following uses without a conditional use permit: <br />(4) Golf courses, country clubs, tennis clubs, public swimming pools serving <br />more than one family, scout camps, YMCA camps, YWCA camps, church <br />camps, or private nonprofit parks, playgrounds and other similar uses. The <br />principal structure for any of these uses shall be 100 feet or more from any <br />abutting lot in an R district, and accessory structures shall be a minimum of <br />50 feet from any lot line.
