B <br />Draft ffl 6-24^4 <br />A RESOLUTION GRANTING <br />GENERAL DEVELOPMENT PLAN APPROVAL <br />FOR PLANNED UNIT DEVELOPMENT NO. 4A <br />FOR STONEBAY COMMERCIA L LLC <br />AND APPROVING THE PLAT OF STONEBAY COMMERCIAL <br />- FILE #04-2974 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono (hereinafter “City Council ”) <br />has adopted land development regulations for the orderly, economic and safe development of <br />land within the City; and <br />WHEREAS, Stonebay Commercial LLC (“the Applicants”) have a purchase <br />agreement for property owned by Dahlstrom Development LLC and legally described as Outlot <br />A, STONEBAY, Hennepin County, Minnesota (hereinafter the “Property ”); and <br />WHEREAS, the City Council has considered the application by the Applicants <br />for subdivision and development by the Planned Unit Development (PUT-) process of the <br />Property; and <br />WHEREAS, on June 14, 2004 the City Council adopt'*i Resolution No. <br />granting General Concept Plan Approval for the proposed development, which approval includes <br />the following elements: <br />1.Subdivision platting of Outlot A to create two developable commercial building <br />lots, to be designated as Lots I and 2; <br />2.Rezoning of each newly created lot from PUD/TIR-IB Single Family Rural <br />Residential District to PUD/B-6 Highway Commercial District Planned Unit <br />Development (B-6 PUD), <br />3.Comprehensive Plan amendment to re-guide the property from Commercial <br />Office to additiorally allow commercial retail uses; and <br />1
