This will not affect whether the lots are conforming in <br />area as they are twice as large as the Zoning District requires. <br />Surrounding Development <br />The preliminary plat to be known as Maxwell Day Estates is surrounded by residential <br />property in all directions with Maxwell Bay of Lake Minnetonka to the direct south. Two <br />acre minimum lot sizes with LR - 1A zoning are to the west, east and northwest with two <br />acre minimum lot sizes with RR - ID zoning to the northeast. A church is located two <br />parcels to the north. The applicants’ property is located off a private section of Fox <br />Street with lots larger than two acres, although existing two acre lots can be found to the <br />northwest and northeast. <br />Lot Layout and Standards <br />The plan in Exhibit C shows driveway locations in relation to the proposed property line <br />layout. Three lots are proposed to be served off individual private driveways. Proposed <br />Lot 3 will use the existing driveway that exits just outside the entrance monuments to the <br />private section of Fox Street and proposed lots 1 and 2 will be served off the private <br />section inside the gates. The driveways for proposed lots I and 2 are located within 40 ’ <br />of each other due to site distance issues. Due to the low volume of traffic on this portion <br />of Fox Street staff does not find that this will be of issue. The future buyers will not be <br />required to use the exact driveway locations for proposed lots 1 and 2, although the 20’ <br />setback for septic sites to driveways and the topography of the lots, the driveway <br />locations will be very close to those shown on the preliminary plat plans. Proposed lot 3 <br />will be required to keep the existing driveway cut that accesses onto the public portion of <br />Fox Street Although, ideally the driveway would be best served inside the private gates, <br />the topography, drainage of the lot, and existing wetland make the existing location most <br />suitable. Future buyers should make attempts to locate the driveways in a manner that <br />minimally disturbs the existing trees. <br />1 « r •. **•...111 t K Iiiii li
