The plat preliminarily included 6 lots with a private roadway meeting all Zoning <br />Ordinance regulations. As part of the Planning Commission's recommendation final <br />engineering approval would ^ required prior to City Council review. During that period <br />in between Planning Commission’s approval and City Council review the neighborhood <br />petitioned the City to require preparation of an Environmental Assessment Worksheet <br />(known as an EAW). The applicants then withdrew their application for a 6 lot plan due <br />to the neighborhood resistance and, in turn, the neighborhood’s petitioner withdrew the <br />EAW petition. As a formality the City denied the request to conduct an EAW based on <br />the findings included in the resolution attached as Exhibit J, including withdrawals by <br />both parties. The applicants are now proposing a 3 lot plan with private driveways <br />instead of a roadway. The application has been given a new number and is considered a <br />new application because the applicants officially withdrew their 6 lot plan. <br />PRELIMINARY PLAT ANALYSIS <br />Introduction and Conformance with Comprehensive Plan <br />Bruce and Kris Paddock along with George W. Stickney are requesting preliminary plat <br />approval for a 3 lot subdivision at 3250 Fox Street. The property is located at the <br />southwest corner of Fox Street and Leaf Street. The current zoning on the property is LR <br />- 1 A, One Family Lakeshore Residential District which requires two acre minimum lot <br />si2es. The property is guided for Rural Residential in 2000 - 2020 Land Use Plan <br />requiring a minimum lot size of two acres. <br />Conformance with Zoning Ordinance <br />The proposed lots meet all Zoning Ordinance regulations with respect to area, width, and <br />i. i i I i i ^ i i
